PRIVATE LANEWAY

Millers Cottage Lane is designated and signed as a private laneway. This limits traffic significantly and assures a high degree of privacy. With only 8 residences on the one mile stretch of tree-lined laneway, it’s a jumping off point for a walk or bike ride down to Panorama Farm. The laneway has exits on both the northern and southern ends allowing additional flexibility depending on your destination.

THE GUEST HOUSE*

Reminiscent of a beautiful country barn, the Guest House is a stunning complement to the Main House is trimmed in copper and has a beautiful cupola atop the double pitch Dutch style roof. A functional hay pulley sets off the front of the building. This structure provides another two oversize car spaces behind belt-driven “Carriage House” doors with glazing. This second climate-controlled double garage provides a large amount of storage. 

On the first floor, ceramic tile entry leads directly to the downstairs bedroom or the second-floor stairwell. The downstairs bedroom is carpeted and has access to a large 12’x12’ external deck and grassed area. There is a large utility room that houses the whole house water filter system that provides crystal clear drinking water to every faucet.

Upstairs is a beautiful airy space featuring 9’ ceilings. The large upstairs bedroom has multiple windows and features bamboo wood floors as does the remainder of the upstairs area. The guest house has a full laundry (with front loading washer and dryer), large tiled bathroom with full bath and shower, a large living room, a large kitchen (with all amenities inc. dishwasher) with lots of cupboard space.

Fully conditioned with a two-stage York heat pump, this 2-bedroom apartment could house occasional guests, staff, family members, a tenant, or is a great AirBNB opportunity.

At the rear of the Guest House is a large open undercover storage area for gardening tools and equipment. This provides some covered area for miscellaneous items out of sight, yet handy.

LARGE ART STUDIO, OR SECOND OFFICE

A recent addition to the house is a large art studio (or office) on the first floor. Beautiful 9’6” ceilings, massive windows, reclaimed Heart Pine floor, and independently conditioned this is a beautiful 12’ x 18’ addition to the home.  

CUSTOM BUILT SOUND, VIDEO AND MUSIC RECORDING STUDIO

In the basement is a full acoustically designed sound, video or music 15’ x 18’ recording studio. Whether you’re using it for practicing musical instruments, recording podcasts or just making some noise, this studio provides an amazing space to let loose. Eggshell acoustic wall panels, fiberglass baffled ceiling tiles, complete blackout (removable panels reveal two basement windows), and wiring for sound and video setup, offer many unique opportunities for the creatives in your household.

IN-GROUND, HEATED SALT WATER POOL*

Low maintenance, automated salt water pool. The pool features a solar heating system and a 250,000BTU pool heater located in a separate pump house. These systems complement each other and can keep the pool at a warm 85 degrees without any effort. The maintenance on this pool typically represents less than 10 minutes a week and the quality of the swimming experience is excellent with no chlorine to contend with (negligible chemical costs). The pool has an automated pool cleaner and solar cover that convey with the house. The pool is surrounded by an aluminum/stainless steel safety fence.  Whether it’s the little kids playing in the shallow end, teens diving in the deep end, or the adults enjoying a ‘cocktail’ simply dangling their feet, the pool makes a great setting for those long summer days. The pool does include water features.

TREEHOUSE AND ZIPLINE

A small treehouse with a 250-ft aircraft-grade (1,200 lbs) stainless steel zip line makes for fun for all ages. This zipline has secondary safeties fitted.

PLAYGROUND

Custom-built ‘treehouse’ playground with two swings, a double rocker swing, stainless steel slide, sun sail, all set in a deep wood chip base. Ideal for the kids or grandkids. 

MOUNTAIN BIKE/ATV TRACK

The property is rimmed by a half-mile, full car width track that allows for mountain biking, ATV’s, or motorcycle fun. Or simply walk the trail after dinner and enjoy the parklike setting that surrounds your property.

OPEN PLAN, SPLIT LEVEL LIVING

The first floor features 9’ ceilings throughout and open dining, kitchen and living areas where you can easily share the joys of cooking and good company. The kitchen has a door leading out to the rear deck allowing free flow for entertaining and making the kitchen the epicenter of the house. Drop down one step into the gorgeous art studio, or three steps down to the ‘office level’ and you have separate spaces for getting creative, conducting business, or catching up on things.

The living room is expansive and features a beautiful wood fireplace and pristine baby grand piano (which is on offer with the house). The living room connects with the kitchen through an open archway window. The living, kitchen, and dining are all visually connected to make food prep, relaxation, and dining synchronous.

THE SECOND FLOOR

The second floor is simply divided into two sections, the two bedrooms  and the master suite. The suite includes a spacious and gracious 19’ x 16’ master bedroom, featuring an automated gas fireplace with a zero-depth fieldstone hearth. The ensuite features a full walk-in closet, a second closet,  genuine granite double vanity, and a spacious double shower, plus a full-size Jacuzzi tub.

The kids’ section features Jack and Jill bedrooms with a central bathroom featuring marble countertops, a full bath, and a shower. 

THE BASEMENT

The basement has a fourth bedroom with a large ensuite and walk-in closet. Perfect for a family member or a guest. This bedroom has lots of natural light with an on-grade exit. Adjacent to the bedroom is a fully insulated music room/recording studio (see additional detail below). There is a large partially finished space that is used as a gym and also houses the utility room. There is an additional large conditioned crawl space for seasonal storage.

KITCHEN FEATURES

The kitchen features Legacy solid birch painted cabinets and dovetail, self-closing draws. Ubatuba countertops complement a deep 1 ¾ porcelain sink with designer single handle pulldown sprayer, and separate island with optional under-counter ‘vegetable sink’. A large walk-in pantry with adjustable shelving, spice racks, and plenty of storage complements the large mobile butcher block prep unit. An integrated wine rack and display cabinet finish off the impressive array of over and under cabinets. Cabinets also feature adjustable slide-out racks throughout.

QUALITY BOSCH, FRIGIDAIRE, AND LG APPLIANCES*

The kitchen is fitted out with a Frigidaire gas cooktop and electric oven, Bosch exhaust hood, and concealed dishwasher. All appliances including the LG under over refrigerator convey with the house.

BATHROOM, LAUNDRY AND POWDER ROOM FLOORS

Ceramic tile, limestone, and marble have been combined to ensure no-maintenance wet area floors throughout the entire house and Guest House.

HOME SECURITY SYSTEM

Simply Safe Home Security System. The home is fitted throughout with movement sensors in all spaces and door alarms on all lower-level doors. The system is monitored and features fire alarm and water sensors that also trigger calls to emergency services and/or your cell phone. This system has key fob activation and deactivation and can be activated when at home to secure the perimeter.

STATE OF THE ART ‘NO-MAINTENANCE’ WHOLE HOUSE WATER FILTRATION SYSTEM*

This system provides the entire house with world-class filtered water. The system is fully automated and self-cleaning and never requires maintenance. It delivers perfect filtered water to every faucet.

HIGH EFFICIENCY, TWIN HEAT PUMP HEATING, AND COOLING SYSTEMS*

Two separate, brand new high-efficiency heat pumps serve the basement, first and second floors independently. Both systems feature dual filtration systems and fully automated thermostats. This allows customization of the upper and lower levels without compromise.

HUNTER ‘WHISPER QUIET’ FANS AND WARM LED LIGHTS THROUGHOUT*

‘Whisper Quiet’ fans in all bedrooms, office, and living areas provide nice movement of air with no associated noise. All ‘non-feature’ lights are fitted with low energy, warm output LED bulbs.

MARVIN INTEGRITY ULTREX WINDOWS*

Among the best windows available from an energy efficiency, maintenance, seal, and cleaning standpoint. All windows are double-hung (excluding the bay window/s) and feature low-maintenance Ultrex fiberglass exterior with rich pine interior; standard Low E II insulated glass with Argon gas; low-profile ergonomic sash with simple in-sash release-to-tilt hardware. These windows will never require maintenance or repainting. There is an inordinate amount of windows providing light throughout. All windows are fully screened.

DOORS AND LOCKS*

Energy-efficient external doors are fiberglass/steel-reinforced doors = zero maintenance. The main house doors feature stained glass insets. All external doors have deadbolts and the house is keyed throughout to one key on a locksmith system. All internal doors are solid wood doors providing puncture-proof rigidity and enhanced soundproofing between spaces.

THERMOSTATICALLY CONTROLLED ROOF VENT SYSTEMS*

All peaks and the cupola on the Guest House all are fitted with thermostatically controlled fans that remove excess heat from the roof cavity when the temperature in that space exceeds 95 degrees. This keeps the houses cool in the peak of summer and saves an inordinate amount on energy costs

VELUX SKYLIGHTS AND SOLARTUBES*

Three large Velux step flashed skylights complement the myriad of windows throughout the upper level. The skylights are fitted with automated adjustable blinds to increase, or decrease, heat and light. These blinds are operable from the Master Bedroom. The two solar tubes in the stair atrium provide natural light throughout the day.

BAMBOO FLOORS*

Both the first and second floors feature real bamboo hardwood floors. Harder than Oak and arguably more attractive, these floors are low maintenance and very resilient. These magnificent floors warm the entire house with their honey hues.

SOLID GRANITE AND MARBLE COUNTERTOPS

Ubatuba granite countertops in the kitchen, and master bathroom and Verde marble countertops in the other bathrooms provide low maintenance, attractive living surfaces.

50-YEAR ARCHITECTURAL SHINGLES

Thicker than standard shingles, heavy-duty architectural shingles cast a deeper shadow for more striking lines. These attractive, heavy-duty architectural shingles carry a 50-year warranty from the manufacturer.

NOTE: 5/8” plywood sheathing was used under roof, instead of standard ½”, to ensure no distortion of the roof over time. Additionally, the owner is leaving over a dozen packs of the 50-year shingles for any future repairs, should they be necessary.

IPE DECKING AND HANDRAILS*

The 20’x20’ rear porch deck features diagonally laid 5 ¼” Ipe (sustainable Brazilian hardwood) with stainless steel hidden fasteners. The deck sits half under a copper porch roof and half exposed, providing the best of both worlds. The handrail and bottom rails are also made of Ipe and will not crack or warp over time. Ipe is highly insect resistant, can last up to 75 years in extreme weather, and is incredibly attractive. The top rail is wide and flat providing a great spot for a beer or wine glass. These attractive rails are accented by solid 8” x 8” cedar posts, brushed aluminum balusters, and copper caps on the deck posts.

RECLAIMED HEART PINE PORCH FLOORING*

The front porch and art studio feature reclaimed Heart Pine floors which alternate between 1 5/8” and 3 1/2” boards. These floors are sealed with marine grade polyurethane and should last the lifetime of the house. The beauty of this flooring is unquestionable and wears incredibly well.

SOLID COPPER HAND-TURNED PORCH ROOFS, TRIM & GUTTERS

Solid copper, hand turned porch roofs and solid copper gutters and trim add value and require less maintenance than painted aluminum, or other cheaper roofing materials. They will never rust, flake, or rot away. Both the house and the Carriage House are trimmed in copper with copper downspouts, gutters, and standing seam porch roofs. All access points and walkway areas feature brass snow guards. The extensive use of copper complements the stonework and natural wood featured in many parts of the exterior of the house.

FIELDSTONE FOUNDATION AND CHIMNEY

The entire concrete foundation, chimney, and all dack concrete columns are wrapped in real fieldstone. The interior fireplaces are also finished in fieldstone and accented by solid reclaimed Heart Pine mantles.

HARDIE PLANK LAP SIDING, PERFORATED SOFFIT AND UNDER PORCH ROOF*

James Hardie fiber cement products are designed to last a lifetime, resisting cracking, rotting, hail damage, water damage, termites, and many other possible problems. This non-toxic product is fire resistant and resists warping or cracking even under duress. The siding comes with a 30-year limited warranty.

MIRATEC TRIM BOARDS

Used on the corners of the house, fascias, and surrounding the windows, Miratec is one of the most resilient and attractive options for trim boards available on the market. Moisture, rot, and termite resistant this resilient trim option outperforms all other wood composites in rot and water absorption testing and comes with a 30-year warranty.

WESTERN RED CEDAR PORCH AND DECK POSTS

All porch roofs are supported by solid 8” x 8” cedar posts. These posts are insect resistant, and will not warp or deteriorate over time as many ‘pine-clad’ porch posts delaminate with weather and time. The deck posts are also solid cedar capped with copper and like the porch posts are virtually maintenance-free.

OVERSIZE ATTACHED TWO-CAR GARAGE

Completely finished two-car garage, with workbench, features oversize (18’ wide by 8’ high) belt-driven ‘Carriage House’ garage door with glazing. This garage is 25’ x 25’ internal dimension and provides terrific storage as well as easy parking for two large vehicles. Allows direct access into the house, and includes a ‘walkout’ door and keypad entry.

CHICKEN COOP*

At the rear of the guest house is an 8’x20’ indoor/outdoor chicken coop. Featuring an automatic watering system, automated feed system, and easy access laying area (you do not need to enter the coop to collect fresh eggs) each day. Currently, the coop does not have chickens, but it is ready to go if you want nutritious homegrown eggs and a great natural compost system.

LANDSCAPING

The greater part of the property is wooded and has been significantly cleared to create a park-like setting. Trees have been ‘de-limbed’ to 10’ and the lawn is smooth and easy to mow. Several large raised vegetable gardens complement beautiful established gardens. Large mulch beds, feature boulders, and established gardens at the front of the house provide privacy and contrast with vivid color rotating through the seasons.
